Roof Inspections That Give You the Full Picture

Craftsmanship Backed by Real Reviews

Thorough Roof Inspections for Homeowners

A roof inspection is one of the most valuable investments a homeowner can make, whether you are monitoring an aging roof, following up after a storm, preparing to sell, or buying a home and want to understand what you are getting. JACK Contracting provides detailed roof inspections that go beyond a surface-level look and give you a documented, accurate picture of your entire roof system.

Our inspections cover every component of the roof from the decking and underlayment to the shingles, flashing, ventilation, ridge, and gutter integration. We do not just confirm whether the roof is still standing. We identify what is working, what is aging, what is already failing, and what is likely to become an issue within the next few years. That level of detail helps you make smarter decisions about your home.

A Complete Evaluation of Every Roof System Component

During a JACK Contracting roof inspection, we evaluate shingle condition across the entire roof surface, checking for granule loss, cracking, curling, blistering, and any areas where shingles are lifting or missing. All flashing points are examined closely, including chimney flashing, pipe boots, valley flashing, and any roof penetrations, since these transitions are where most leaks originate. Attic ventilation and ridge vent condition are assessed to ensure the ventilation system is properly balanced.

We also check the fascia, soffit, and gutter condition as part of the overall roofline evaluation. Any areas of the decking that show soft spots, sagging, or signs of moisture damage are flagged. At the conclusion of the inspection, we walk you through every finding in plain language and provide a written report with photographs so you have a clear record of what we observed.

The Right Times to Schedule a Professional Roof Inspection

There are several situations where a professional roof inspection is particularly important. If you are purchasing a home, a dedicated roof inspection separate from a general home inspection gives you the level of detail needed to understand the roof’s condition and remaining lifespan before you close. If you are preparing to sell, knowing your roof’s condition in advance helps you avoid surprises during the buyer’s inspection process.

After a significant storm, an inspection can document damage that is not visible from the ground, which is essential if you plan to file an insurance claim. For homeowners with roofs over 15 years old, annual inspections provide ongoing documentation of the roof’s condition and can help you plan financially for an eventual replacement. JACK Contracting provides inspections for all of these situations with the same thoroughness and honesty on every visit.

What Homeowners Ask About Roof Inspections

How long does a roof inspection take?
A thorough inspection of a typical residential roof takes approximately one to two hours depending on the size and pitch of the roof and the number of components being evaluated. We do not rush through inspections, because the value of the visit is directly tied to how thoroughly we examine the roof.
After every inspection we provide a written summary of our findings along with photographs of any areas of concern. You receive a clear picture of the roof’s current condition, what is working well, what needs attention, and what to monitor going forward.
General home inspectors provide a broad overview of a property and are not always roofing specialists. Their roof assessments are often limited and may not catch issues that a dedicated roofing inspection would identify. If you are buying a home with an older roof or one in an area that sees frequent storm activity, a dedicated roof inspection is a worthwhile addition.
Yes. Pre-listing inspections are a smart way to understand your roof’s condition before buyers get involved. If repairs are needed, you can address them on your own schedule rather than under pressure during a transaction. If the roof is in good shape, the documentation supports your asking price and reduces the likelihood of surprises during due diligence.
Yes, and we strongly recommend it after any significant hail event. Hail damage to shingles is not always visible from the ground but can shorten the life of the roof significantly. Our inspection will document all impact points and provide the photographic evidence needed to support an insurance claim if the damage warrants one.
Reach out to our team to discuss inspection pricing. In many cases, inspection fees are credited toward the cost of any repair or replacement work that follows. We will be transparent about cost upfront before scheduling.
